The project involved the design, development and construction of social housing for rent on two separate but closely located sites in Bordesley Green, Birmingham. The services provided by Acivico included project management and quantity surveying including procurement through a framework competition, design and planning approval up to stage three, Principle Designer, Employers Agent and Clerk of Works services to completion.

The projects were constructed on restricted inner city brownfield sites requiring consideration of ground remediation, piling and relocation of services crossing the sites.  Due to one site being located on the corner of a busy junction road, specific design considerations included attenuation tanks and acoustic background ventilation to habitable rooms.

The schemes were part of the client’s 2016/17 development programme and although our sites were within their individual budgets, the higher returned costs for other schemes within the programme (which were being delivered by Arcadis and Capita) necessitated an extensive cost reduction exercise across all sites, providing the solution of reducing the overall programme costs within the client’s budget.

Acivico’s project manager led on a co-ordinated value engineering exercise on behalf of the client and in conjunction with the client’s other project managers / employer’s agents to identify the savings required, whilst endeavouring to maintain the overall design aesthetic and space standards of the developments. In order to mobilise the projects on site within the financial year, early works agreements were set up to facilitate the design development and achieve spend targets. 

The appointed contractor made good progress and we identified with four months to contractual completion they were on target to complete significantly early.  We assisted the client with the management of this, assisting with advertising  lettings and supporting the swift arrangement of tenancies, enabling an earlier handover and avoiding the completed properties standing vulnerable and empty.

The completed properties were handed over and occupied on the same day with the client complimentary at the standard of finish achieved.
