Concrete Investigations for the Conversion & Extension of a 6-storey Office Block​

BCL’s Building Investigation team carried out an extensive concrete reinforcement layout survey and a concrete condition investigation to the structure.

The Building Investigation team are concrete experts with the knowledge and ability to provide our client, whom we have worked with for the past 30 years, with required specialist advice. A full concrete reinforcement layout survey was conducted to foundations, columns, floor slab decks and soffits.  The concrete investigation comprised of ascertaining cover to reinforcement, carbonation penetration depth and remove incremental dust samples for subsequent laboratory chloride analysis, as well as the removal of core for compressive strength determination. The resultant information was vital for the client to be able to produce a structural appraisal prior to contractors carrying out remediation, conversion and extension works to the building. 

In order for the refurbishment work to begin on time, the client required BCL to complete their site works within 6 weeks. With this timeframe in mind, our team ensured the surveys were carried out before this deadline and fully completed site works within 5 weeks. Our wide breadth of knowledge of health and safety hazards was a key consideration during the site phases of this project due to our surveyors often working at heights or in excavated trenches whilst the building was being stripped of its fixtures and fittings.

The investment of a new piece of equipment was acquired to successfully scan the reinforced concrete within the tight timeframe. The Profometer PM-650, used to scan the concrete surfaces, provided the client with the most cost effective and efficient analysis available.

BCL’s investigations allowed the client to determine whether additional floors could be added to the existing structure. It also enabled the client to assess whether strengthening work, fire protection work or anti-corrosion measures were required. The client was pleased to discover that our results were of the highest, most accurate standard and provided them with all the information required to make informed decisions regarding the building’s future purpose.
